Mixed Use Building
Phillipsburg, NJ

Challenge

The mixed use Energy Building was once the pride of Phillipsburg, New Jersey. Grandly situated near the main entrance of the town, this apartment/retail building had fallen into serious despair, last being occupied by squatters. In its dilapidated state, construction, environmental, project, cash flow and other issues all clouded the potential sale.

Solution

The Max Spann Auction Team drawing from its deep & diverse real estate expertise immediately identified all the issues surrounding the property and assembled a detailed Property Information Package which either addressed or quantified the various challenges that the property would present to a potential purchaser. Max Spann also identified the target purchaser as construction oriented.

Results

Through its knowledgeable presentation of the property to the marketplace, Max Spann attracted over 60 bidders on auction day. Having been thoroughly educated about the property, these informed bidders aggressively competed for the site with the winning bidder being an active re-developer of buildings. Because of Max Spann's understanding of the complexities of commercial real estate and its targeted marketing, one time eye-sore is now being restored to its former glory.
