Max Spann Real Estate & Auction Company Caps 2025 With Strong Results and Record Municipal Auction Successes

Throughout 2025, Max Spann Real Estate & Auction Company delivered consistent, high-performing results across a wide range of real estate asset classes, reinforcing the firm’s position as a national leader in accelerated auction marketing. From complex redevelopment sites and agricultural land to residential homes and institutional properties, every auction conducted during the year resulted in successful sales that exceeded seller expectations.

The firm’s continued success with municipal auctions, where strategic marketing, transparent terms, and competitive bidding translated directly into meaningful revenue for local governments.

Among the municipal auctions of note were the following:

  • The City of Salem, New Jersey partnered with Max Spann Real Estate & Auction Company to conduct a historic city-wide auction of more than 50 municipally owned properties. The diverse portfolio included residential homes, investment properties, and vacant lots offered as part of a broader revitalization effort. The auction generated over $750,000 in gross proceeds for the City, delivering immediate capital while placing properties back on the tax rolls.
  • Dennis Township in Cape May County, New Jersey achieved exceptional results through the auction of more than 100 township-owned lots and structures located throughout the municipality. Designed to appeal to neighboring property owners and investors alike, the auction produced more than $1.4 million in total proceeds, providing a significant financial return for the Township while helping to resolve long-standing land ownership and zoning challenges.

Beyond municipal success, the firm also closed major commercial and redevelopment transactions during the year. These included the auction of the former Art Factory campus in Paterson, New Jersey, a 60,000-square-foot former corporate call center in Big Flats, New York, and a 500,000 square foot former glass factory in Salem City, NJ.

Residential, agricultural, and land assets also performed strongly in 2025. Successful auctions ranged from a highly desirable single-family home in West Orange, New Jersey to multiple farm and farmland properties, including preserved and non-preserved acreage in Warren and Salem Counties, New Jersey, and a renovated farmette in Berks County, Pennsylvania . Multi-parcel auctions held throughout the year further demonstrated the firm’s ability to attract diverse buyer pools and maximize value across asset types .

“Any owner of real estate continues to see the benefits of our auction platform—not just in terms of transparency and efficiency, but in maximizing prices achieved,” said Max Spann Jr., President of the firm. “This year’s results again demonstrate how a well-executed auction strategy can unlock value while supporting long-term redevelopment goals.”

As 2025 comes to a close, Max Spann Real Estate & Auction Company’s year-end results reflect a proven ability to deliver competitive outcomes regardless of asset complexity or market conditions. By expanding buyer reach, creating urgency, and allowing sellers—public and private alike—to control the timing and terms of sale, the firm once again delivered measurable, above-expectation success across the Northeast.
